Buying a Home? These Are The Things You’ll Want To Avoid Saying To The Sellers

November 25, 2020 By admin

When you’re buying a home, you want to make sure that you don’t do anything that could put the sale in jeopardy—and that includes saying the wrong thing.

A video from realtor.com outlined the three things buyers should never say to the seller or seller’s agent when purchasing a home, including:

  • “This is my dream home!” The more visibly interested in and excited by a home you are, the less negotiating power you have—so even if you’re head over heels for a house, play it cool during the buying process.
  • “That couch is hideous!” An easy way to get on a seller’s bad side—and potentially cause your home purchase to go south? Insulting their style or home decor.
  • “You’ll never get that price!” Agents and sellers set a specific selling price for a reason. Even if you think the price is outrageous, keep it to yourself; otherwise, you run the risk of looking like an amateur buyer who doesn’t understand the market or home values—which, again, can hurt you during the sale and negotiating process.

The Takeaway:

Bottom line? Anything you say to the seller or seller’s agent can either help or hurt your chances of successfully negotiating and purchasing your home—so choose your words wisely and avoid saying anything that could negatively impact the sale.

Sellers Pocketing Significant Profits Despite COVID-19

August 11, 2020 By admin

When the COVID-19 pandemic first hit, there were a lot of concerns about how it would impact the housing market—including whether it would spark a decrease in home values.

But, as it turns out, the opposite is true—and sellers are netting significantly more profit when they sell their home than anticipated.

According to a recent report from ATTOM Data Solutions, during Q2 of 2020, home sellers netted a median $75,491 when they sold their home—up from $65,620 from Q2 2019. Q2’s profit represents a 36.3 percent return on investment compared to original purchase price—the highest ROI for sellers since the Great Recession.

The Takeaway:

So, what does this mean for you? If you’re thinking about selling, now is a great time to make a move, fetch top dollar for your home, and walk away from the sale with a healthy profit.

The Top Reasons People Are Moving RIGHT NOW

August 11, 2020 By admin

The months of quarantine and shutdowns across the US gave people plenty of time to think about what they’re looking for in their next home—and now that restrictions have been lifted in many parts of the country, a large percentage of those people are reentering the market, looking for homes, and getting ready to move.

But what, exactly, are the motivations behind those moves?

A recent survey from HomeLight, which polled real estate agents seven times between April and June, examined the question “what are the top reasons motivating people to move currently?”

According to the survey, the most popular motivators driving people’s moves right now include needing more space (44 percent), a desire to buy a property instead of renting (41 percent), and getting out of the city and moving to the suburbs (37 percent).

The Takeaway:

So, what does this mean for you? The pandemic has given a lot of people clarity on their motivations to move and what they’re looking for in their next property—and if you’re one of those people, now is a great time to make a move and buy a home.

Buyer Demand Driving Up Listing Prices Across The Country

August 11, 2020 By admin

The current real estate market is an excellent example of the law of supply in demand. After a period of slowed activity due to COVID-19, buyers have emerged strong and ready to buy, but the lack of inventory is creating serious demand for properties—and driving up prices in the process.

According to realtor.com’s July Monthly Housing Trends report, the national median listing price in the United States is now $349,000. That’s an 8.5 percent increase year-over-year—and the highest listing price on record.

The Takeaway:

So, what does that mean for you? With listing prices at an all-time high, if you’re thinking about selling your home, now is the great time to make a move, take advantage of the buyer demand, and fetch top dollar for your property.

Saving with a Budget

April 4, 2020 By admin

Vector by Vecteezy

Now more than ever people are looking to save money. Whether it’s to create a nest savings, purchase a home, new car, college or just to save some dough. We collected some helpful information and included a free printable budget worksheet to help you find your way in the savings game.

Ways to get started with a budget:

  1. Look at your spending – you have to know what you spend money on and how much in order to figure out what in your spending is NEEDED and WANTS you have in your budget. Sometimes wants don’t have a place in a budget until you have established a stable savings.
  2. Budget what you will spend – once you know where your money is going, you can give allowances to certain things that like in the first step are NEEDS vs. WANTS.
  3. Create savings goals – be realistic, if you can afford to save $20 a week, then it’s $20 a week. If you can do $5 do $5. Every little bit will add up over time, this is important step – paying yourself first means you are paying your savings something so the financial burdens are less of financial burdens in the future. A little can go a long way and it takes time to build up a solid savings.
  4. Write it down – use a budget worksheet like this one from Savings Dollars & Sense or a spreadsheet of your own to track and hold your spending accountable. Update it often and stay focused with your eye on the prize. Whether you want to save $1,000, or $100 you need a plan.
